Note: It is considered that Drawing Nos. 20 1450/06 rev A (Boundary Wall Plan & Elevations) and 20 1450/07 rev A (Boundary Wall Sections) received 10 February 2023 satisfy Condition 2 of the approval, although the condition will not be fully satisfied until such times as the works indicated on the plans have been carried out in full and retained as such.

1.0 DESCRIPTION - 1.1 Erection of retaining wall with associated planting and post and wire fencing in association with PA 20/01434/REM -Erection of new dwelling

2.0 PROPOSAL - 2.1 This approval was granted on the conditions, inter alia, that: C 2. Line Drainage Prior to the commencement of the development hereby approved, details of the proposed Line drainage system to manage surface water flows from the landscaped area shall be submitted to and approved in writing by the Department.

No part of the development shall be occupied until the agreed line drainage system has been implemented, and thereafter shall be retained as such.

Reason: In order to ensure that adequate drainage facilities are provided, and retained, in the interests of the amenity of the area.

2.2 The condition needs to be undertaken prior to commencement of development on site. As such, the applicant has provided information to satisfy this conditions: notably; a. Agents Cover Letter which stipulates condition to be determined under the current application;

- i. Drawing No. 20 1450/06 rev A (Boundary Wall Plan & Elevations) which details:

- - Position and construction details of soak away that the proposed site drainage would drain into.
- - Position of 100 dia filter drain at base of retaining wall proposed on site which would serve to discharge surface water to proposed soak away.
- - Position of Weep holes@900 ctrs that would serve the south-eastern section of retaining walls drainage.

- ii. Drawing No. 20 1450/07 rev A (Boundary Wall Sections) which details:

- The position of drains and topography of site as viewed through sections of the site, garden and dwelling.

3.0 CONSULTATION - 3.1 DOI Highways Drainage consulted for advice on the satisfaction of condition. The advice received 17 March 2023 after their review of the submitted plans concludes that they are pleased to confirm that the drainage proposals satisfies the relevant clauses. RECOMMENDATION

4.1 The submitted plans; Drawing No. 20 1450/06 rev A and 20 1450/07 rev A are deemed sufficient to achieve the desired outcome as recommended by the case officer and would be satisfactory to discharge the planning conditions No.2 of this planning application. - 4.2 It is, therefore, considered that the plans satisfies conditions 2 of the approval although this condition will not be fully satisfied until such times as the works indicated on the documents and plans have been carried out in full and retained as such.

I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
