## Minor Changes Application Design Statement

Project: New House at Ballacamaine Farm, Bride. Project no: 1935-BC Date: March 2022

- 1.0 Design Statement
- 1.1 Rooflights to Front Elevation The roof lights are located over the breakfast table in the kitchen to create a light breakfast room. There will be three rooflights.

- 1.2 Rooflights to Rear Elevation The roof lights are located over the staircase to bring light to the ground floor circulation space. There will be three rooflights.

- 1.3 Windows to sides of Front Porch The addition of two small windows to either side of the porch is to let light into the porch and the immediate hallway.

- 1.4 Windows to South Elevation The windows in the first-floor lounge have been increased to double doors with the same proportions as the windows, the proportions typical of a Manx rural building, and a Juliet balcony to prevent falling. The two ground floor windows have been omitted as they didn’t look right below the larger double doors.

- 1.5 Additional Window to West Elevation The addition of a window in the western elevation is to replace one of the windows omitted on the south elevation at ground floor.

- 1.6 Wall in Place of Railing to Rear Terrace The decision to change the railings to a wall was due to ease of detailing the waterproofing and for ease of maintenance. It wasn’t felt that the railings added anything to the aesthetics of the project.

- 1.7 Office Door on North Elevation Recessed The door to the office has been recessed to allow for the passage of a rainwater pipe from the terrace above.
