The proposal is to use an exisitng warehouse building on Peel Breakwater as a winery/bar with an outside seating area. The buildings in this area are no longer used for industrial uses and there is no highway between the proposed winery and the proposed outdoor seating although there is a lightly used access road that service vehicles can use in one direction only.

There is ample parking within the vicinity on the adjacent highway and there is a footway link from the application site to Shore Road with street lighting.

Highway Services does not oppose this application.
