Planning Application ref. 16/00751
Residential Estate Layout of roads with full details of access arrangements:
Variation of Condition 2
Fields 333135, 334998-335000 incl.: Land opposite Springfield Terrace, Higher Foxdale Applicant: Yorkfields Limited

The above Application was discussed by the Commissioners at their meeting on Monday last when it was resolved to OPPOSE the Application on the following grounds.

1 Condition 2 is imposed for a reason. The Application gives no reason for seeking a variation. That no Application for Reserved Matters has been submitted suggests that the demand for the proposed estate has not been proved.

2 Not all of the land subject to this Application is zoned for Residential Development. The "estate" would cover land designated in the Foxdale Plan as "Predominantly Landscaping / Planting" and an "area to be reclaimed / restored".

3 The Commissioners consider that the maximum number of nett new dwellings for the West has been exceeded already, and no case has been made for additional housing in Foxdale or elsewhere in the West. Recent approvals east of Peel have made this situation even worse. The Commissioners begin to wonder if there would be any point in following the strategic plan any longer if this application is approved.

4 There appears to be no thought of what happens to surface water drainage now after it has left the Application site following removal of the culvert. This is wholly unacceptable..

In view of these opinions, the Commissioners trust that the Planning Department or Planning Committee (as the case may be) will refuse the Application as submitted and revised.
