With regard to the above application, I write to advise that the Department has declined your request for a Certificate of Lawfulness under the provisions of section 24 of the Town and Country Planning Act 1999. The following reason(s) have been given:

1. The Department is not satisfied that the buildings on site constitute a single dwelling house.

2. The Department does not consider that the land has been used continuously for residential purposes for a period of ten years from 29 January 2004 to 29 January 2014.
