## Town and Country Planning Act 1999

### Town and Country Planning (Registered Buildings) Regulations 2013

In pursuance of powers granted under the above Act and Regulations the Department of Infrastructure has given **CONSENT** to John Anthony Syrett for the works proposed under reference, **14/00359/CON**, for Registered Building Consent for installation of re-claimed slate to roof of dwelling including new flat roofs on two existing dormer windows (RB no 151 in association with 14/00358/GB), at 8 Albion Terrace Lezayre Road Ramsey Isle Of Man IM8 2LW subject to compliance with the following conditions:

1. The works hereby granted registered building consent shall be begun before the expiration of four years from the date of this consent.

**Reason:** To comply with paragraph 2(2)(a) of schedule 3 of the Town and Country Planning Act 1999 and to avoid the accumulation of unimplemented registered building consents.

2. No development shall commence until a sample of all roofing materials to be used has been provided on site and approved in writing by the Planning Authority. The approved sample(s) shall be kept on site for reference until the development is completed. The development shall not be carried out unless in accordance with the approved details.

**Reason:** In the interests of the character and appearance of the site and surrounding area.

This consent relates to the following information all date stamped 13th & 20th March, 2014:

1. 1,000 Location Plan
2. 1:200 Site Plan

## Guidance Note

This decision was made by the Director of Planning and Building Control in accordance with the authority delegated to him. This consent refers only to that required under the Town and Country Planning (Registered Buildings) Regulations 2013. Any appeal against this decision must be in accordance with Regulation 11.

A valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice. To further validate the appeal it must contain:

- Payment of a planning appeal fee as prescribed in an order made by the Department under Section 1(1) of the Fees and Duties Act 1989 (currently £150);
- The reasons for making the appeal; and
- An election to have the appeal conducted by means of an inquiry (a hearing) or by means of written representation.

Please note that a copy of the Officer's report which led to the decision, together with correspondence relative to the application, are available for inspection at the Department.

The proposed development must not be commenced until either;

- The time for requesting an appeal has expired; or
- Any appeal has been determined;

Whichever is the later.

If no appeal is lodged within 21 days of the date of issue overleaf, and this decision becomes final, the Department's public reference copy (counter copy) of the planning application may be collected by the applicant or their agent from Murray House.

Please note that if the counter copy of the application is not collected within THIRTY DAYS following the last date on which a planning appeal can be made it will be destroyed without further notice.
